Paving the Foundation for Ambitious New Crossroads Development

Nestled at the pulsating intersection of Omaha’s dynamism, The Crossroads isn’t just an address; it’s a convergence of cultures, ideas, and enduring connections. Formerly known as the “Crossroads Shopping Center,” this enclosed haven debuted in 1960, anchored by the illustrious Brandeis Department Store. It evolved to house retail giants like Sears, Target, and Dillard’s, a legacy that culminated in 2008.
The original boundaries of the Crossroads Mall extended to 76th Street. Adjacent blocks, once home to a grocery and Handy Dan Hardware Store (later home to Best Buy electronics), have transformed into the new Crossroads. This vibrant expanse is poised to embrace an entertainment district, echoing its history as the site of Omaha’s inaugural drive-in theater, the “76 West Dodge Drive-in,” which enchanted audiences from 1948 to 1983.

Encompassing 42 acres, The Crossroads’ new development has been meticulously structured into grids, nurturing practical and forward-looking growth. These grids house multiple lots, aligning with a comprehensive master plan dictating the area’s layout and functionality.

Valley Corp’s Role

In 2019, Valley Corporation secured two pivotal construction contracts linked to this development – utilities and concrete paving services. Our role encompassed demolition, site grading, sanitary and storm-related operations, and collaborating with Omaha Public Power District for underground initiatives. Impressively, Valley Corporation executed all on-site concrete work to date, encompassing slip-form (utilizing our Gomaco GP2600 Paver) and hand-placed paving to construct the roads and on-street parking. A remarkable 16,921 square yards of Concrete Pavement embellish the area around the existing Target, seamlessly connecting Cass St and Dodge St. Linhart Construction, a distinguished subcontractor, contributed eight ornate brick paver crosswalks to the project.

The western part of the development site, lower than its eastern counterpart, underwent significant earth-moving endeavors to create a level foundation. We brought in over 999,999 yards of fill dirt and materials for this.

Through this journey, Valley Corp surmounted diverse challenges, from site access to orchestrating intricate utility coordination – spanning existing, abandoned, and new installations. Overcoming these hurdles, we embarked on paving the development. Yet, navigating high traffic and site access constraints posed intricate dynamics, affecting progress. Modifications in the utility contract led to plan changes and unforeseen delays, but we accommodated these and stayed on schedule.

Some areas, constrained in space, demanded more Valley Corp manual labor than initially envisioned, deviating from our planned Gomaco paver utilization. Simultaneously, two concurrent projects – Cass Street widening and median installation, alongside Dodge Street enhancements – introduced additional coordination intricacies.

Our contributions stretched beyond immediate necessities, encompassing future parking and connections aligned with evolving development demands. These endeavors seamlessly integrate into The Crossroads’ visionary tapestry, anticipating the needs of future occupants.

On-site, Valley Corporation fielded a team including a 2-person subgrade crew, a 15-person paving crew, a 6-person handwork crew, and two inlet crew members.

As Valley Corp concludes its involvement, a new contractor will assume the task of water line installation, paving the way for subsequent building crews to initiate operations soon.

Fast-forward to 2025, and The Crossroads embarks on an awe-inspiring journey, redefining central Omaha’s landscape. A fusion of retail, commerce, art, entertainment, education, and healthcare, our visionary project rekindles the city’s heart, bridging downtown and west Omaha. Revitalized, the corner of 72nd and Dodge Streets emerges as a vibrant nucleus of activity.

The Crossroads envisions a soaring ambition, with its pinnacle ascending to 10 stories. The all-encompassing mixed-use design harmonizes offices, apartments, hotels, retail havens, fitness centers, dining venues, verdant spaces, and an enchanting pavilion. In homage to the heritage of the existing Target store and a 2,200-space parking garage, they gracefully meld into the new project, bounded by 72nd, 75th, Dodge, and Cass Streets.

This legacy-quality mixed-use development sprawls across 1.5 million square feet of fresh canvas, inviting Omaha’s citizens to connect, live, work, shop, and dine. With a budget exceeding half a billion dollars, the finished endeavor will weave a vibrant tapestry of retail, dining, entertainment, offices, hospitality, dense multifamily living, and senior residences.
